Where To Buy: http://propertyprofits4u.co.uk/index.php
Property Profits 4U is a guide and resource pack for anyone who would like to make money by setting up a property referrals business. The business involves introducing people who want a quick sale of their property to companies willing to pay cash for them. You receive a commission from the buyer when a sale completes.
Do I Need Experience To Make This Work?
No special experience is required, although any knowledge of buying and selling property will clearly be helpful.
How Much Money Do I Need To Get Started?
This is not an expensive business to set up. Assuming (as recommended) you work from home, you could get started with as little as £100 for leaflets and advertising.
How Much Money Can I Make?
If a house is sold for £100,000 and your commission is 1%, that would be £1,000 per deal. The manual suggests that one completed deal per week would be a reasonable expectation. Allowing for seven weeks a year off, that would give you a gross annual income of £45,000.
How Much Time Will I Need To Make This Work?
You could be up and running within days, but of course it will take a bit of time for sales to go through and commissions to start coming in. Realistically, you may not see any income for the first three months at least.
Will I Need Any Equipment To Do This?
Just a computer with an internet connection and a telephone. A car will be helpful for visiting potential buyers, leafletting, and so on, but it is certainly not essential when starting out.
Value For Money?
Yes, if you are willing to roll up your sleeves and put in a bit of hard work initially. Bear in mind that there is no money-back guarantee, so you need to be pretty sure that this is the business for you before parting with your cash.
Does It Live Up To The Claims In The Promotion?
I would say so.
Quality of Customer Service
This appears good. A query submitted via the web form was answered the same day.
Property Profits 4U is sold via its own dedicated payment page. You can pay using a credit or debit card, but not PayPal. You can buy it either as an instant download or on a CD which is sent by mail. I don’t really know why anyone would choose the latter option these days.
There were no attempted upsells, although after I had placed my order I was slightly disconcerted to be returned to the sales page. However, the order confirmation email I received included a link to the download page. There are two items here, the manual and a set of templates for promotional leaflets.
I’ll discuss the manual first. This is a neatly produced and well-written 53-page PDF. It is organized into sections as follows:
• Business Overview
• Property Referrals is Easy to Start
• Planning Your Goals
• Choose a Name for Your Business
• Create Your Brand
• How Much Can You Earn?
• How to Generate Property Enquiries from Sellers
• Dealing with the Seller Enquiries
• How to Find Property Buyers
• Finding Even More Buyers
• The Referral Procedure
• How to Organize Your Information
• How to Get Customer Testimonials
• Sales Tips for Getting Customers
• Setting Up Your Website
• Legal Aspects of the Business
• Opening a Business Bank Account
• Maintaining the Quality of Your Service
• Pitfalls to Avoid When Starting a Business
The manual does a thorough job of taking you step by step through setting up your referrals business. It explains that you will be putting people who need a quick sale in touch with potential buyers who are able to complete quickly (not stuck in chains).
Such buyers include professional property investors, bargain hunters, and some ordinary house-buyers. The manual states that investors will typically pay 75–85% of the full market price, bargain hunters 85–95%, and ordinary buyers 90–100%. The discount is, of course, the price sellers pay for a quick (and hopefully hassle-free) sale.
The manual includes advice on finding both buyers and sellers. It includes a link to a web page listing around 100 house-buying companies who may be willing to pay you a commission if you introduce a seller to them whose house they purchase. Note that you will need to contact these companies yourself and negotiate terms with them.
The Tutorials section near the end of the manual includes advice on various tasks, including marketing with leaflets, search engine optimization, and how to set up a pay-per-click advertising campaign.
The Forms section includes three forms you can copy and use in your business. These are (1) a referral fees agreement, in which you set out your terms of business clearly for prospective buyers, (2) a seller’s details form, and (3) a buyer’s details form. These three forms taken together really make up the backbone of your business.
As well as the manual, you also get downloadable templates for three leaflets (or flyers if you prefer) advertising your service to would-be sellers. These are in Microsoft Word (.doc) format. You can edit them on your computer and print them out yourself or take the file to a high street printer. All three designs look smart and professional, and should present your business in a good light.
One other thing you get as a buyer of Property Profits 4U is a website to promote your service, with hosting included. A slight catch is that you have to have “34uk” in the URL, so it would look something like www.yourbusinessname.34uk.com. I guess most people could live with this, however, and you can always upgrade to a self-hosted site later if you wish.
The website provided doesn’t have many frills, but it looks professional enough, and obviously you can customize the business name, logo and so on. An online enquiry form that forwards any queries to your email account is included. If you would like to see what the sites look like, here’s the URL of one I found via an online search: www.quicksalesproperty.34uk.com
Overall, I was impressed with Property Profits 4U. It provides what appears to be a workable plan for a business with good income generating potential. The manual is quite comprehensive, and the additional resources (including the free website) should prove valuable as well.
The only drawback I can see with this business is that it will take a while (maybe three to six months) from when you start your business until the commissions start rolling in. If you have no other source of income, you will therefore need to have enough capital to cover your living costs and expenses during this time.
Of course, if you start part-time – which should be perfectly feasible – that will not be such a big issue.
If this type of business appeals to you, and you are prepared to put in some hard graft initially, the property referrals service set out in Property Profits 4U could be a lucrative and enjoyable business to run. Recommended.
