International Property Alerts is a free email newsletter run by long-term property investor Iain Maitland. It includes details of property investment opportunities world-wide, along with other news and information likely to be of interest to property investors.
What’s It All About?
International Property Alerts is a free email newsletter compiled and distributed by Iain Maitland, a professional property investor based in London.
It is aimed at people who are interested in investing in property world-wide and have fairly substantial sums available to do so.
In the newsletter Iain sets out details of property investment opportunities he has researched, including some he has negotiated personally. Readers are typically asked to email Iain if they would like more information on the opportunity concerned.
International Property Alerts also includes news and information about social, economic, legal and political developments that may be of interest to property investors.
Do I Need Experience To Make This Work?
No special experience is required, although you should of course do your own “due diligence” before investing in property.
How Much Money Do I Need To Get Started?
The newsletter itself is free, but as you would expect most of the opportunities do require a fairly substantial investment. A minimum of £30,000 to £50,000 is typical, and some of the opportunities require £100,000 or more.
A few lower-cost investments are featured as well, including in recent issues a US property bond (minimum investment £10,000) and a German “asset-backed loan note” (minimum £10,000 or £15,000 via a SIPP/pension).
How Much Money Can I Make?
These are, of course, investments rather than business opportunities. It’s difficult to give exact figures for the returns, as terms vary considerably from one project to another. Typical annual returns quoted on recent opportunities in the newsletter range from 7 to 15 percent. That might not sound like a fortune, but it is of course a great deal better than most banks and building societies are paying right now.
How Much Time Will I Need To Make This Work?
This is not a time-consuming opportunity in itself, although you will of course want to research any potential investment carefully before putting money into it.
Still, Iain does a lot of the essential preliminary research himself, and he organizes introductions and (in many cases) site visits for members who are genuinely interested in particular opportunities.
Will I Need Any Equipment To Do This?
Just a computer with an internet connection.
Value For Money?
As the newsletter is free this doesn’t apply.
Does It Live Up To The Claims In The Promotion?
Quality of Customer Service?
This is good. Iain responds to emails promptly and helpfully, and is happy to go the extra mile to assist any member who is seriously considering whether to invest.
I should perhaps start by disclosing that I have known Iain as a writing and editing colleague for a number of years. At one time I used to write for a (print) newsletter that he edited on behalf of a major UK business opportunities publisher. That doesn’t affect what I have put in this review, of course, beyond the fact that I can attest that Iain is a genuine guy who is in this for the long term and not out to rip anybody off!
The IPA website at www.internationalpropertyalerts.co.uk sets out what the newsletter has to offer in a straightforward and generally hype-free way. If you want to sign up, it’s then just a matter of entering your email address in the box on the right. It’s the usual double opt-in system, so you will receive an email asking you to confirm your subscription request by clicking on a link. Once that is done, you can expect to start receiving updates almost immediately.
Emails are sent once a day. They typically include one or more news items about matters affecting international property investors. Many also include information about specific investment opportunities that are currently open (or will be shortly).
Here’s a typical one from a recent issue…
A new introduction for you today. It’s a lifestyle-investment buy in the heart of ‘Disney County’ in Florida and we have a group of members visiting this coming week. Here are the key facts so you can decide if you want to know more… This is a unique offering to businesses and individuals which will allow them to benefit from 34 tenanted units in the fast growing Haines City, Florida. 2 Bed treehouse apartments for £37,200 each. 8 per cent fixed returns. Completed and operational development. Tenanted units. Resort operational since the early 1980s. Fully managed property through local reputable and long standing management company.
Following these basic details, Iain wrote: “Disney Florida has always been popular with IPA members. We have been looking at this development for some time now and it appears to tick all the boxes. (You do, of course, have to do your own due diligence and use your own lawyer just as you would for any investment opportunity). Interested? Email back for more details.”
As well as the daily email updates, subscribers also receive a glossy monthly PDF edition. This includes a number of more in-depth articles about property investment and related matters (e.g. exchange rates) and a round-up of current opportunities. Some investment opportunities in the UK are mentioned in the PDF as well.
Speaking of which, I should mention that Iain also runs several other free property investment newsletters and news services. These include UK Property Alerts at www.ukpropertyalerts.co.uk, which I have also reviewed recently for MMR.
Iain also oversees the free weekly e-news services at www.francepropertyalerts.co.uk, www.lifestylepropertyalerts.co.uk, www.spainpropertyalerts.co.uk, www.americapropertyalerts.co.uk, www.investmentpropertyalerts.co.uk, www.londonpropertyalerts.co.uk and www.hotelpropertyalerts.co.uk.
You might wonder how Iain makes any money from offering his newsletters and news services for free. The answer is that he receives commission on sales from developers and agents. He also occasionally charges finder’s fees, but I understand that this is relatively unusual.
Obviously, International Property Alerts is not going to be of interest to all MMR readers because of the substantial sums required for most of the opportunities mentioned. And, as Iain himself points out on the IPA website, investing in property overseas, while it can be very profitable, is definitely not something for “widows and orphans” or anybody who is risk-averse.
If you do have the necessary funds, though, and are interested in investing in property world-wide, International Property Alerts could prove an invaluable resource for you. And you can’t beat the price, of course!
Members are obviously under no obligation, but IPA is a great way to find out about new property investment opportunities and other relevant news and information. Iain also regularly puts together best-buy deals for members, and is happy to share his professional expertise and experience with them.
As I also said in my review of UK Property Alerts, I am pleased at last to have found a product that I can recommend to MMR members without reservation.
